We use this information to operate and maintain our properties, coordinate access and services, communicate about work orders or tenancy matters, keep consent records, prevent misuse, and comply with applicable obligations. Vendor-form submissions are retained in secure cloud storage and delivered to a designated Black Coffee, LLC business mailbox.

Mobile information and SMS consent

We do not sell, rent, or share mobile numbers, SMS opt-in data, or messaging consent with third parties or affiliates for marketing or promotional purposes.

We may provide information to service providers that support the delivery and operation of our communications, only as necessary to provide those services. Message frequency varies. Message and data rates may apply.

SMS choices

SMS consent is optional. Reply STOP to any message to opt out of future text messages from that number. Reply HELP for help. Opting out of SMS does not prevent communication through other established channels when needed for property operations.

Retention and protection

We retain information for as long as reasonably necessary for property operations, consent documentation, recordkeeping, dispute resolution, and legal compliance. We use reasonable administrative and technical measures intended to protect the information in our care.

Questions and requests

Vendors and contractors may submit privacy or communication-preference requests through the Vendor Communications form. Tenants may use the contact method provided in their current lease or resident documentation.

We may update this policy as our operations or legal requirements change. The effective date above shows when this version took effect.
