SMS Terms

Program name and purpose
The Black Coffee, LLC Property Operations SMS Program provides non-marketing communications to current tenants and participating vendors or contractors. Messages may concern maintenance, repair scheduling, property access, work-order status, vendor coordination, and routine property or tenancy updates.
How consent is obtained
Tenants may choose SMS communication as part of executing their lease agreement. Vendors and contractors may choose SMS through the optional, unchecked consent box in the Vendor Communications form on this site. SMS consent is not a condition of entering a lease, submitting vendor details, or doing business with Black Coffee, LLC.
Frequency, charges, and cancellation
Message frequency varies based on active property needs. Message and data rates may apply. Reply STOP to any message to opt out. After opting out, you may receive one confirmation message. Reply HELP for help.
Eligibility and responsibility
By choosing SMS, you confirm that you are authorized to use the mobile number provided and will notify Black Coffee, LLC if that number changes. Keep your device and messages secure when they contain property or scheduling information.
Delivery and availability
Message delivery is subject to wireless network and carrier availability and is not guaranteed. Wireless carriers are not liable for delayed or undelivered messages. SMS is not monitored as an emergency service and should not be relied upon for emergencies or time-sensitive threats to life or property.
Privacy
Information collected through the SMS program is handled under our Privacy Policy. Mobile numbers and SMS consent are not sold or shared with third parties or affiliates for marketing or promotional purposes.
Changes
Black Coffee, LLC may update or discontinue this program. Material changes will be reflected on this page with a revised effective date. These terms are governed by the laws of the State of Colorado.
